West Virginia Panhandle Real Estate Market Report: February 2026

Real estate activity surged across Berkeley, Jefferson, and Morgan counties this February. Sales volume, pricing, and inventory levels all showed significant shifts. Check out our February 2026 Market Snapshot below to see how the tri-county area has changed!

Berkeley County: Steady Expansion

Berkeley County remains the region’s high-volume leader. Sold dollar volume hit $65,606,433, marking a 21.34% increase over last year. Buyers snapped up 191 units, a 15.76% rise in total activity.

While sales grew, homes stayed on the market slightly longer. The average days on market climbed to 46, up from 35 days in 2025. The median sold price rose modestly to $315,000. Interestingly, new listings dropped by 20.64%, yet the market saw 200 new pending sales. This suggests buyer demand remains high despite a tighter supply of new homes.

Jefferson County: Premium Pricing and Inventory Surge

Jefferson County continues to hold the highest price point in the region. The average sold price reached $424,384, a 9.47% increase year-over-year. Total sold volume also grew by nearly 12%, totaling $37,989,757.

The most striking trend was the massive spike in inventory. New listings jumped 113.13%, rising from 99 last year to 211 this February. This influx gave buyers more options and increased active listings by 18.32%. However, more choices meant a slower pace; the average time on market rose to 61 days.

Morgan County: Explosive Growth

Morgan County stole the spotlight this month with dramatic growth. Sold dollar volume skyrocketed by 401.69%, jumping from $1.87 million to over $9.42 million. Closings surged 285.71%, with 27 units sold compared to just 7 last year.

Prices are also climbing fast. The median sold price hit $349,900, a 30.07% jump. Morgan County was also the only area where homes sold faster than last year. The average days on market dropped 33.33%, falling to just 66 days.

The Growth Leader: Morgan County is officially the fastest-growing area in the Panhandle. Its triple-digit increases in both volume and units sold set a new pace for the region.
