Welcome to the April 2023 Market Report
Warm weather is finally here! The birds are chirping at obnoxious morning hours, the random fireworks exploding has started, and the populous have started to forget how to drive safely due to nice day exposure. In true West Virginia weather fashion, the real estate market is acting like the weather: warm a week then in the freezing temperatures the next. Much like the questions from last month’s update, will the real estate market pick up? Let’s dive into the April 2023 market report! The Breakdown
For the month of April, we saw the average sales price received (as in how close the accepted offer price was to the asking price.) rise from last year in all counties! Sadly, the sold volume for all counties in the report were down compared to last year. The average days on the market for all counties dropped as well! Morgan had the largest drop from month to month with 61 in March and now just 44 days in April. Jefferson County was the most steady with average days on the market staying around the upper 40’s. Lastly, the average sales price for each county is increasing month over month. Morgan County had an increase of almost $40,000. Berkeley had a $3,000 gain and Jefferson County had a $12,000 increase compared to March 2023.
